Understanding sda under the NDIS

Specialist Disability Accommodation (SDA) is purpose-built or modified housing for NDIS participants with extreme functional impairment or very high support needs. SDA funding is separate from Supported Independent Living (SIL) — SDA covers the building itself, while SIL covers the support workers who assist you in the home.

SDA properties fall into four design categories based on the level of accessibility. Improved Liveability homes have enhanced physical accessibility and livability features suitable for people with sensory, intellectual, or cognitive disabilities. Fully Accessible homes meet higher physical access standards including wider doorways, accessible bathrooms, and open-plan layouts. High Physical Support homes include all Fully Accessible features plus structural provision for ceiling hoists, assistive technology, and emergency power. Robust homes are built to withstand high-impact use and are designed for participants whose behaviour of concern may cause damage to standard housing.

SDA eligibility is assessed by the NDIA based on your functional capacity and support needs. Not all NDIS participants qualify — it’s estimated that around six percent of participants receive SDA funding. To apply, you’ll need supporting evidence from your allied health team, particularly occupational therapists, demonstrating that your current housing is unsuitable and that SDA would better support your independence and safety.

SDA funding is paid directly to the property owner as a regular payment, calculated based on the design category, building type (apartment, villa, group home, or house), and location. You pay a reasonable rent contribution from your personal income, typically up to 25 percent of the Disability Support Pension plus Commonwealth Rent Assistance.

When evaluating SDA options, consider the location relative to your existing supports, the design category’s suitability for your needs, shared versus sole-occupancy arrangements, and the SDA provider’s track record with maintenance and tenant relations.
